What Llave is

Llave is an information and introduction service for people considering buying rental property abroad. We surface listings, publish research and illustrative numbers, and introduce you to independent, licensed professionals, real estate agents, mortgage brokers, lawyers, and property managers, who you choose and engage directly.

What Llave is not

Llave is not a real estate broker or agent, a lender or mortgage/credit intermediary, or a tax, legal, or investment advisor. We do not negotiate, mediate, or close transactions on your behalf, we do not provide loan products or pre-contractual mortgage advice, and we do not give individualized tax or legal advice. Where local rules require a licensed professional, that role is filled by an independent partner, not by Llave.

We never hold your money

Llave does not take custody of, hold, or escrow client funds. Any reservation deposit, holding fee, or purchase money is paid into your independent lawyer's regulated client account or to the relevant party directly, never to Llave. We are not a payment institution.

You buy and own directly

Every property is purchased and held by you, in your name, as a direct owner. Llave does not pool investor money, does not operate a managed or mandatory rental program, and does not generate your returns through its own efforts. This is direct property ownership, not a security, fund, or collective investment scheme.

Figures are illustrative

Prices, yields, rents, taxes, financing rates, and cash-flow figures shown on Llave are illustrative estimates and projections based on stated assumptions. They are not offers, appraisals, guarantees, or promises of future performance. Actual results vary with the property, market, financing, taxes, vacancy, and costs. Always run your own due diligence and confirm every number with your own professionals before committing.

Taxes and financing vary

Transfer tax (ITP) rates, property tax (IBI), non-resident income tax treatment, and mortgage terms differ by region and by your personal circumstances, and they change over time. Cross-border tax, including how the US and Spain treat the same income, is highly fact-specific. Nothing here is tax or legal advice; speak with a qualified cross-border advisor.

Rules differ by region

Real estate, consumer-protection, and registration rules in Spain (and across our planned markets) vary by autonomous community and evolve. We work to keep our guidance current, but it is general information, not a substitute for advice tailored to a specific property and region.

Privacy & terms

Our full Privacy Policy and Terms of Service are being finalized with counsel and will be published here before launch. In the meantime, we collect only the contact details you choose to share, use them solely to provide the service and relevant introductions, and do not sell your data.
